Across Palo Alto, the median sale price reached $4.1M in 2026's first eight months, ↑~8% yearly, while sales ↓~7% and new listings ↓~9%.
Tight supply met steady demand: about one-third of sold homes closed >$500K above asking, and ~40% were all-cash purchases citywide during the period.
Old Palo Alto posted the highest median price at $9.1M, ↑~58% yearly. It also led $10M-plus sales, accounting for 10 of 14.
Green Gables showed how tight supply still converted into deals: new listings ↓~33%, yet sales ↑~67%. Palo Alto Hills posted the biggest sales jump.
Neighborhood differences mattered: South Palo Alto recorded 58 sales, the most citywide, while six neighborhoods had fewer listings and seven held steady or higher sales.
